Water Damage - If Your Roof Is Sagging It Is A Problem

Have you really taken a good look at your roof lately? If the answer to this question is no, then you really need too. Most of your homes roofs start to collect some kind of moisture after becoming subject to heavy winds and rain, sometimes even if your home is only a few years old or so. In some cases this damage can happen even before this home is bought. If you were to be in the market to buy a home, you always want to have a professional inspector to do a through check of this home from top to bottom.

They will check the roof, foundation, and everything else to make sure that there is not any water damage or mold damage that might have been done to this structure before the building was finished. You will definitely want to have this done if you are thinking of buying an older home. If they find this kind of damage, you might be able to have the owners of the home make the repairs themselves or you might be able to get the home for a lower cost. If you plan on making the repairs yourself, the insurance company will not likely help you with the costs of the repairs.

If you were looking at a new home and find this damage first, you might want to find out how long the new home as been sitting and who built the home. The seller should have to repair the damage before you sign on the bottom line. In this economy, there are a lot of homes that are on the market that have been there for some time and some of them are new homes. Some of them might even have the musty smell from sitting to long without any kind of air flow. Then again it might be mold if any water has gotten into the home somehow.

Some of this damage could be so bad that the home would be considered unsuitable for living conditions and this house would have to be removed from the market and torn down. As moisture leads to mold with-in a 24 to 36 hour span, any home can become affected rather quickly so you really need to make sure that the home you buy does not have this damage. You will need to have your roof checked yearly to make sure that it does not end up with sagging beams or the dreaded soft spots.
