Water Damage - How To Turn Fire Or Water Damage To Your Advantage

One of the main reasons that homeowners might make improvements is when they are thinking of selling their home. If you have had a small fire or some water damage in your house, these damages must be repaired before you could even think of putting the house on the market. Since these damages are usually covered by your home insurance policy, this would be a good time to not only repair the damage, but also make improvements if you can.

Most home improvements will help in the selling of your home and some of the improvements might completely change the whole atmosphere of the home. The two main places in the home that will have the most effectiveness when you sell a home will be the bathroom and the kitchen. If you have had water damage in the bathroom or kitchen, or a fire in the kitchen, take that opportunity to make sensible improvements that a potential buyer will like. They do not necessarily have to be fancy or expensive improvements, but as long as you have to repair, it might as well be better than it was before.

By making sensible improvements, in the bathroom you might update the fixtures. Matching faucets, shower heads, towel bars, and light fixtures ca really upgrade a bathroom without breaking your budget. These items need not be top of the line, but being shiny new and matching is a great selling point. It will be one less thing potential buyer will need to do when they buy the home, When a buyer sees old and leaking faucets in a bathroom, it might make them wonder if there is water damage anywhere.

In a kitchen that has had a fire or water damage, you can repair the damage and also make improvements at the same time. If a dishwasher overflowed or you had a pipe break that caused a flood that caused damage to the floor, you might want to replace the floor covering with new tiles or hardwoods that are so popular right now. If the cabinets were burned in a fire, it might be a good time to replace them or even just reface them and add new hardware to give an updated look to the whole kitchen.

Sometimes you can use a little home tragedy like a fire or flood and turn it into triumph with a little help from your insurance. Even if you end up with a little out of pocket expense yourself, you will likely be able to recoup the investment when and if you ever sell your home.
